What is the application process?
All applications can be completed online. A current State-issued Drivers License or photo ID are required with the application, along with proof of income (3 most recent paystubs). This documentation can be uploaded online or brought into the property. We process all applications through SafeRent and may conditionally approve your application(s) while you wait. All applications are given final approval by the Property Manager within 72 hours.
Is there a minimum income requirement?
Yes. Your total income must be at least 2.5 times the portion of your rent you are responsible for. If you do not meet the minimum income requirement, you have the option of applying with a guarantor. For more information, contact the leasing office.
How do I know if my application will be conditionally approved through SafeRent?
Your SafeRent rental score results from a mathematical analysis of information found in your consumer credit report, application, and previous rental history. To better understand the scoring criteria, click here.
What is the application fee?
The application fee is $32 per applicant. The fee is non-refundable given the fact that it covers the cost of processing your application.
What is the advanced rental deposit for and how much is it?
A $100 advanced rental deposit is due upon completion of the application. The fee reserves the apartment for you while the application is processed. Once your application is approved, the advanced rental deposit will be applied to your first months rent upon move-in. If your application is not approved, the advanced rental deposit will be refunded.
How much is the security deposit?
The security deposit will be waived for residents who purchase an eDeposit insurance policy through ePremium Insurance. This alternative must be bundled with a current ePremium renters insurance policy. Please contact the property for current ePremium rates. In the case where residents opt to pay a standard deposit, the amount starts at $750, and may be higher depending on credit. The amount is due at time of move in.
Are pets allowed? If so, what is the cost?
Yes! We are pet friendly.
We currently accept a maximum of 2 cats or 2 dogs or 1 cat and 1 dog with the
exception of the following breeds: Pit-bulls, Rottweilers, Chows, Akitas,
American Staffordshire, Shar-Pei, Bull Terriers or any aggressive breed. The
maximum weight per pet is 25lbs. A signed pet addendum is required at the time
of move-in. A $250 refundable pet deposit,
per pet, is required at the time of move-in, along with a $40 monthly pet rent/ pet.
Are utilities included?
Trash is included. The resident is responsible for gas, water and electric.
Do I need renter's insurance?
Yes, Renters insurance for a minimum of $100,000 in liability coverage is required for all residents. Residents may choose an insurance provider of their choice. However, we have partnered with ePremium Insurance to provide coverage for our residents that includes all our requirements plus $500 in pet damage coverage, $10,000 (or more, based on resident preference) of resident personal property coverage, an endorsement covering resident caused water damage in their own unit and automatic instant approval.
What is your parking policy?
All parking at the community is free of charge.
How many people can live in each floor plan type?
Standard occupancy is 2 persons per bedroom
What if my apartment of choice isn't available?
If the apartment style you wish to apply for is not currently available, then we will gladly accept your completed application and applicable processing fees for our VIP Waitlist. Your application will have to be re-processed if your apartment of choice does not become available within 30 days. Check with your Sales Consultant for more details.

Moving to Cheverly was a great idea. When I applied I got approved almost immediately and the staff was very nice during the moving in process. When it was time to move in my lease and keys were waiting for me and I walked into an amazing apartment with so much space.
